Description

We are looking to rent to:
1) One family unit of non-smoking tenants.
This 3-bedroom unit can comfortably home 4 adults/children and a helper. Note that this unit may not be suitable for families with very young children as there are no invisible grilles. Pets are not allowed.

2) Tenants who have and prefer using their own furniture, as this unit is minimally furbished.
Most of the furniture in the photos belong to our ex-tenants. When you view the place, you will see other furniture that belong to our current tenants.
Only the following furniture will be included for you: 2 standing fans, shoes rack, rack for hanging clothes, utensils, bowls, fridge, and washing machine.

3) Tenants who can and will keep the place clean. If you are comfortable, it will be good to show us some photos of your current place so we can be assured of the way you currently maintain your place.

4) Tenants who can move in from 12 June 2025. We are looking to rent it out for 1.5 years till 6 Dec 2026.

Please take note of the following:
1. The rental does NOT include monthly WIFI and utilities (gas, electricity and water). The tenants are responsible for setting up their own accounts with the respective companies (e.g., PUB, SP) and paying the charges directly to the companies. Any installation of the Internet, telephone and cable TV will also be at the tenants' own expense.
2. Tenants are responsible for paying the one-off stamp duty in accordance with the Stamp Duties Act. Tenants need to send us a screenshot after the payment is made. Tenants can use this link to calculate the stamp duty required to be paid:

3. For transparency, we will be using the tenancy agreement found in this link: https://www.cea.gov.sg/docs/default-source/default-document-library/private-residential-tenancy-agreement-(v1-3).pdf
4. To confirm the rental, the tenants need to pay a deposit and the first month’s rent after the tenancy agreement is signed. The deposit amount is equal to a month’s rent for a 1-year tenancy contract and 2 months’ rent for a 2-year tenancy contract.
5. The subsequent rent will be paid monthly on the same day of each month via electronic transfer (e.g., paynow, paylah) to us. The tenants should send us a screenshot after every monthly transfer is made.
6. Tenants are responsible for engaging a third party to maintain the air-conditioners every 3 months, and to send a photo of the receipt to us as proof of maintenance
7. At the end of the rental period, tenants are responsible for engaging a third party to do a thorough professional cleaning on the day when handing the keys back to us. The tenants should send us a photo of the receipt as proof of a completed professional cleaning. The tenants should also inform us of the date and time of the cleaning, so we can check the condition of the place and level of cleanliness for the handover to proceed smoothly.
8. We still have some letters sent to Waterbay, so we will each hold onto a set of letterbox keys.
